Selling a home or other property is not just a simple act of erecting a sign and sending out some flyers. It is a complex process requiring extensive knowledge of the community, real estate regulations, and a dedication to successful completion of the transaction. Here are a few of the many things we must consider as we move toward selling your property.

Pricing Competitively

Unless you have a very unique offering there are several properties on the market competing for the same buyer. You and your broker must know what's going on in your local market in order to price your property competitively and to attract the most qualified buyer. I help you determine the market value of the property by carefully comparing competitive offerings to determine the market range in which your property should be priced.

In doing this analysis I will consider factors such as:

  • Your motivation
  • Location
  • Condition of your property
  • Square footage of your building and land
  • Buyer demand level for similar property in your area
  • Availability of financing
  • Interest rates
Pre-sale Inspections And/Or Evaluations

Pre-sale inspections help us plan our pricing strategy for the property. It's often a good idea to have one or more inspections/evaluations done prior to placing your property on the market. The results will give you a better understanding of conditions which may be discovered by the buyer's inspector, and an opportunity to make repairs that will put the property in better selling condition. Depending upon the type of property, age, and location, a number of different inspections and evaluations will be considered and discussed with you.

I help guide you in determining which inspections and disclosures you should or must undertake. In general, knowledge is preferable to ignorance in any matter relating to the condition of the property you are selling. Avoiding discovery of a problem with your property will not make it go away!

Consider Big-picture Projects

These large projects may cost you a bit of money, but some may be well worth the expense. I will help you decide which of these improvements will add value to your property, and which are not necessary.

  • Painting-exterior and/or interior
  • Improving lawn and landscaping
  • Cleaning and repairing windows and screens
  • Cleaning and/or replacing carpets
  • Touching up or refinishing cabinets
  • Storing or disposing of furniture in order to make rooms appear larger
  • Cleaning drapes
  • Cleaning and repairing all appliances
Those Important Little Details

These smaller tasks won't require much, if any, expense other than your time. However, attention to these details will certainly help improve the perceived value of your property. While certain business properties need special care, your own home or investment property will benefit from these and many others I will discuss with you personally.

Throughout

  • Remove all unnecessary objects from furniture
  • Keep decorative objects to a minimum
  • Replace burned-out light bulbs
  • Set your dining table for guests.
  • Place fresh flowers in living room and master bedroom
  • Fill paper towel, toilet paper and tissue holders
Kitchen
  • Clear all unnecessary objects from countertops.
  • Empty cabinets of clutter to make them look more spacious
  • Clear the refrigerator doors of messages, pictures, etc.
  • Clean the oven, wax the floor, make sure the sink is clean
Bathrooms
  • Remove any unnecessary items from countertops, tubs, and shower stalls
  • Replace or clean shower curtain
  • Fix leaking faucets
Bedrooms
  • Be sure lights work and clothes are neatly hung in closets
  • Store shoes or other loose items in boxes, neatly arranged on shelves
Exterior
  • Replace door mats
  • Move all garbage cans, discarded wood scraps, extra building materials
  • Make sure gutters are free of debris
  • Prune bushes and trees. Remove any dead plants or shrubs.
  • Keep your lawn freshly cut.
